Glitzy Umhlanga is home to the Durban area’s rich and famous, and tops the list as Durban’s most expensive suburb in 2025. 

There’s a wide range of residential property types available in the area. The upmarket stock includes luxury beachfront apartments in Umhlanga Rocks. Large luxury houses in gated estates are also sought after, in areas such as Izinga Ridge, Hawaan and Sibaya.

While not as flashy as Umhlanga, it’s a quieter alternative and holds its own in terms of exclusivity and price. Many of the upscale homes are also in gated estates

Durban North ranks among Durban’s most established affluent suburbs. You’ll find large family houses on big stands set in leafy enclaves and on quiet cul-de-sacs. Not to mention, stunning sea-view homes
