The Wise Move Migration Report 2026: Unpacking South Africa’s evolving migration story — revealing where, why, and how South Africans are moving, returning, and recalibrating across the country.

What was once defined by one-way semigration is now evolving into something more fluid — a cycle of movement, reassessment, and return. Households are not just relocating. They are responding, adjusting, and recalibrating as cost, opportunity, and long-term practicality shift.

This report analyses over 30,000 real household moves across South Africa, offering a grounded view of how and where movement is happening today.


At a glance

Before looking at where people are moving, the structure of movement itself tells an important story.

Despite overall growth in activity, the balance between local and interprovincial movement has remained remarkably stable — pointing to a system that is changing direction, not structure.

  • 2024: 14,830 total moves
  • 2025: 17,265 total moves
  • ~70% local vs ~30% interprovincial movement

The Shape of Movement in South Africa

The data shows that while total movement increased by 16.4%, the split between local and cross-provincial movement remained consistent.

That matters.

It tells us that the real story is not about how much people are moving — but where they are moving to and from.


Local Moves Still Drive the Market

Nearly 7 out of every 10 moves take place within provincial borders.

Local movement remains the backbone of the industry, driven by:

  • housing turnover
  • life stage changes
  • proximity to work and services

But beneath this stability, subtle shifts are emerging.


Where Local Movement Is Concentrated

Local movement is not evenly distributed.

  • Gauteng dominates, increasing its share to 62.27%
  • Western Cape declines slightly to 26.80%
  • Smaller provinces show modest but meaningful shifts

This suggests growing momentum in Gauteng, even before looking at interprovincial flows.


The Interprovincial Shift

The biggest changes in 2025 were not in how much people moved — but in the direction of movement between provinces.

Interprovincial moves increased from:

  • 4,552 → 5,385 moves

But more importantly, the balance between provinces began to shift.


Most Popular Routes

Movement remains concentrated along a few key corridors, with Gauteng sitting at the centre of the country’s migration network.


Where People Are Moving (2025)

The data shows a clear hierarchy of routes:

  • Gauteng → Western Cape (21.96%)
  • Western Cape → Gauteng (10.66%)
  • Gauteng → KwaZulu-Natal (9.98%)
  • KwaZulu-Natal → Gauteng (8.34%)

These are not just popular routes — they are the primary channels through which migration reshapes the country.

  • Western Cape → Gauteng: +58.6% growth
  • KwaZulu-Natal → Gauteng: +54.0% growth

Both significantly outpaced overall platform growth.

This is not just movement. It is a rebalancing toward Gauteng.


Total Movement by Province

Gauteng remains the centre of movement activity, both inbound and outbound.

Western Cape and KwaZulu-Natal follow as the next most active provinces, reinforcing a three-node migration system.


The Cost and Labour Behind Every Move

Movement is not just a lifestyle decision. It is an economic event.

  • 25.8% of moves cost less than R10,000
  • 42.3% fall between R10,000–R20,000
  • 30.2% are over R20,000
  • Nearly 90% of moves require 2–4+ people

Every move creates:

  • jobs
  • income
  • demand across logistics and transport

This positions migration as a direct driver of economic activity.


What This All Means

South Africa’s migration story is no longer defined by a simple semigration narrative.

Instead, it reflects something more dynamic:

  • Movement is becoming circular, not one-directional
  • Households are reassessing and relocating more than once
  • Economic pressure and opportunity are actively reshaping decisions

Gauteng’s pull, coastal stability, and selective secondary growth all point to a country in motion — not away, but within itself.
